It is widely expected that the Government will be relaxing lockdown rules over the coming weeks. This blog considers the actions employers and landlords need to take to prepare for staff returning to work. Your staff may be feeling nervous so the following suggestions will give them peace of mind that their well-being is a prime concern.
Making premises safe for returning to work after lockdown
In the wake of the devastating Coronavirus pandemic we have all made huge changes to our personal and working lives. Following lockdown, we are looking forward to a measured return to normality (or a “new” normality). So now is time for business owners to think about preparing their premises for staff to return to work.
Top of the agenda will be providing a safe and healthy environment for staff and clients. We would suggest a thorough deep clean including carpet cleaning. A high level clean will include desk tops and work surfaces, door knobs, door plates and handles, light switches and plug points. Computer keyboards and technical equipment including telephone systems need to be thoroughly cleansed too. Bathroom facilities, kitchens, canteens, vending machines and water fountains should all be deep cleaned.
If there have been any reported cases of Covid-19 then you should consider chemical fogging to help stop the spread of bacteria. This is a sprayed sanitation treatment using a bacteria killing disinfectant. The spray will destroy 99.9% of infectious organisms and airborne bacteria. It is excellent for hard surfaces such as floors and walls and can also be applied to soft furnishings. It especially comes into its own on hard to reach areas like cracks and crevices that are difficult to sanitise with touch cleaning.
Chemical fogging can be used in retail, commercial and industrial settings. It is strongly recommended for areas with a large throughput or where large numbers of people gather.
Vacant property inspections
Whilst premises are closed during lockdown, they are at a greater risk from theft, vandalism and arson. A landlord’s statutory obligations will remain the same as when the building is in full use. This means the property should be looked after with the same level of care. As an example, to meet your due diligence to your insurer, you may still be required to have regular checks of fire alarms and emergency lighting. You may also be required to carry out regular property inspections to check the building is secure. You may also be obliged to test the water quality or to provide a Legionella report. Property inspections can be as basic or as in depth as your particular insurance company requires. GMC inspections will be accompanied with a written report and photographs.
